NEW INSTRUCTION

Chatterton Estate Agents were instructed to market a property in South Littleton; a spacious six bedroom detached former vicarage offering over 3800 square feet of accommodation and in need of some modernisation, but full of character features. The property had fantastic potential but needed a lot of work, so we were unsure how much interest we could generate. 

COMPREHENSIVE MARKETING PACKAGE

We needn’t have worried. Through a combination of quality photos, honest pricing and accurate floor plans, plus the multitude of websites and social media marketing we always undertake, we generated over thirty viewings spread over two open days.

SEALED BIDS

It was clear from the feedback and the volume of interest that the fairest solution for all potential buyers was to offer by informal tender. A deadline was set in order to give all previous and any more potential applicants a reasonable amount of time to offer.

The final selling price was a whopping £60,000 above the guide price. The strategy was not only fair for all, but the vendors were obviously pleased to receive the best offer possible.

CONVEYANCING

If only an estate agent’s job was finished there. There was still the minefield of a property transaction to navigate but with constant diligent chasing, Dave managed to sort the reconstituted deeds, survey and structural survey, searches and the certificate of underpinning, keeping both vendor and purchaser fully informed and happy.

COMPLETION

We met the ecstatic purchasers at the property and wished them well with their amazing project of restoring this beautiful property back to its former glory. We cannot wait to see the end result.
