VALUING A PROPERTY

Valuing a property is not a scientific process but accurate pricing is still key to getting a sale within a reasonable length of time. We, at Chatterton Estate Agents, take great pride in our honest pricing policy. We gather as much comparable evidence as possible, and a combination of that, plus over 19 years of experience valuing property in the Vale of Evesham and the Cotswolds, means we deliver the most accurate price we can. Originally hailing from Yorkshire, Joe tells it as he sees it!

We were actually the fourth agent to appraise the property having persuaded the vendor Mrs D that she needed our expert opinion. I think she was glad we did. The property was a stunning detached Victorian family home, greatly extended and boasting a large plot and plenty of parking plus a garage. We knew that it was in the best part of this sought-after village. The previous valuations ranged from £350,000 to £375,000 but our evidence suggested that these were a little low and we advised her to set a guide price of £385,000. 

MARKETING

Professional quality photos, a full colour accurate floorplan and our extensive marketing plan generated a quick-fire nine viewings. In less than two weeks, the sale was agreed at the full asking price – a full £10,000 above the other agent’s appraisal and our fees were lower! Win/Win!!

SURVEYS

Occasionally, surveys are a stumbling block with older properties as there is often something not quite right that the vendors are unaware of, but if dealt with in a calm, professional manner these glitches can be overcome. With so many sales falling-through within our industry, as part of our service, we do our utmost to make sure our client’s transactions continue to a happy conclusion. This was an issue with Hinton Villa but several phone calls later we kept it all together and on track.

EXCHANGE OF CONTRACTS

Eight weeks after the sale was agreed contracts were exchanged and everyone involved got their dream move.
