Tips for staying calm and organised during the house selling process

Selling your home is one of life’s most stressful events. Our homes are our sanctuary, the one place we can control the environment, the privacy and the security. Much of the anxiety comes from the feeling of losing control. You are caught between two worlds, trying to maintain your current life in your current home whilst mentally projecting yourself into a future home which is bound to trigger anxiety.

 

Your Chatterton team will always do their best to keep things as stress free as possible but here are a few snippets that may help…

 

  • Viewing Vulnerability. Having strangers walk through your home and judging your decorative tastes feels intrusive. Remember, a property viewing is the start of a business transaction and not a critique of your life, your family or your taste. If a viewer doesn’t like the layout or thinks your garden is too small, it isn’t personal – it’s just a mismatch of requirement. We always do our best to ensure that viewers are potentially suited to your property prior to booking a viewing.

 

  • The Waiting Game. Once an offer is agreed there is a period of 4-6 weeks where very little seems to happen. During this time the buyer’s solicitor is performing searches, reviewing draft contracts and raising enquiries. It’s a slow process and completely normal. It’s not a sign that your sale is falling through. You can check in with us whenever you need a little reassurance.

 

  • Remember. Delays happen, surveys turn up unexpected issues, buyers ask a lot of questions. It’s all a standard part of the transaction. Take a deep breath, lean on us and focus on one step at a time.

 

  • The Chain Reaction. Your move is often entirely dependent on a chain of other people – generally strangers whose financial stability, emotional whims and legal speeds are completely out of your hands. If a piece of news stresses you out, ask us. Ask ‘on a scale of 1-10, how worried should I be about this?’ Often, what feels like a crisis to a seller is just a standard Monday morning problem to an experienced estate agent.
