HONEST ADVICE REQUIRED
AMAZING GRACE • MAIN STREET • BRETFORTON
A stunning character cottage built sometime in the 15th century when the famous Fleece Inn was still a farm and the Church was the focal point of the community. The owners Mr and Mrs S appointed an agent to first sell their pride and joy way back on the 30th October 2014. 622 days later they were still there, on the market, without a single offer!

After a (well-deserved) break from selling we were appointed on the 20th July 2017. We would love to say that within a fortnight we had conducted thirty viewings and had five full asking price offers but sadly that was not the case.
Good numbers of viewings were generated and conducted, but there were no offers, not even low ones. Something was amiss, and we didn’t think it was the price. The feedback was generally that it was either not big enough (not a lot we can do about that) or too much work. We felt that the cosmetic work indoors was not a big issue for most but coupled with the (starting to) perish thatch, the project was too daunting for most buyers to take on.
An honest conversation followed between agent and vendor and the plan to get quotes was put into action. A reasonably priced Thatcher was appointed (it doesn’t cost as much as most people think) and when the work was completed, we retook the photos and relaunched the property.
Within a short space of time a sale was agreed, the property passed the survey and now Mr and Mrs S are living happily ever after in their new home.
